Villa Buena Vida
Reservations
Villa Buena Vida accepts reservation requests only from individuals who are 23 years of age or older. Any reservation submitted by a person under the age of 23 shall be considered invalid.
Villa Buena Vida reserves the right to refuse any reservation request at any time and without stating reasons.
Upon receipt of a reservation request, the tenant will receive a written confirmation, the rental terms and conditions, and the corresponding invoice within five (5) days. The tenant must review all documents carefully and notify Villa Buena Vida immediately of any inaccuracies.
If the tenant has not received the confirmation within ten (10) days after submitting the reservation request, the tenant must contact Villa Buena Vida without delay. Failure to do so will result in the automatic lapse of the reservation, and the tenant may no longer claim the reserved accommodation.
Formation of the Agreement
A rental agreement is concluded once the tenant has accepted Villa Buena Vida’s offer.
The agreement relates exclusively to the recreational rental of the villa and may not be used for business, commercial, or any non-recreational purpose unless expressly agreed upon in writing.
Payment Terms
Upon formation of the agreement, the tenant shall pay a deposit of forty percent (40%) of the total rental amount by bank transfer.
This deposit must be received within eight (8) days after the reservation confirmation. Upon timely payment, the agreement becomes final, and the tenant is deemed to have accepted all rental terms and conditions.
If the deposit is not received within the specified period, the agreement shall be deemed cancelled, and €75 (seventy-five euros) in administrative cancellation fees shall be charged.
The remaining sixty percent (60%) of the rental amount must be paid no later than six (6) weeks prior to the commencement of the rental period.
Security Deposit
A refundable security deposit of €500 (five hundred euros) is charged to cover electricity and water consumption, damage to the villa and/or inventory, and any additional costs in the broadest sense.
The security deposit must be paid together with the first invoice payment.
Following the tenant’s departure, the security deposit will be settled against any outstanding charges, including but not limited to final settlement of utilities and repair or replacement costs. Any remaining balance will be refunded within fourteen (14) days after departure to a bank account provided by the tenant.
The refund of the deposit does not affect Villa Buena Vida’s right to claim additional compensation should the incurred damage exceed the deposit amount.
Changes to the Booking
Any request by the tenant to modify the booking after the agreement has been concluded shall be subject to approval by Villa Buena Vida. Villa Buena Vida is under no obligation to accept such changes.
If the tenant requests to change the rental period to a different, non-consecutive period, the cancellation provisions set out in these terms shall apply. A different rental period is interpreted as any period outside the originally reserved and confirmed dates.
Cancellation by the Tenant
All cancellations must be submitted in writing or by email to Villa Buena Vida.
In case of cancellation by the tenant, the following cancellation fees apply:
a. Up to 60 days before the start of the rental period: 40% of the rental amount
b. From 60 to 30 days before the start: 60% of the rental amount
c. From 30 days until the start of the rental period: 90% of the rental amount
d. On the day of arrival or thereafter: 100% of the rental amount
The tenant is strongly advised to take out cancellation insurance.
Cancellation by Villa Buena Vida
If Villa Buena Vida must cancel the rental agreement due to unforeseen circumstances, the tenant will be notified immediately, and all payments already made will be refunded in full.
If possible, Villa Buena Vida will offer the tenant an alternative accommodation of comparable quality. The tenant is free to accept or decline such an offer.
